Periodic Testing & Planned Maintenance
Scheduled inspection, testing and maintenance with records kept and renewals tracked for you.
What it is
Planned maintenance means your electrical installation, emergency lighting, fire alarms and appliances are inspected and tested on a schedule, with records kept and any issues dealt with before they become failures or expired certificates.
Who legally needs it
Landlords with multiple properties, letting agents, property managers and businesses that need to stay continuously compliant without tracking dates themselves. We track renewals and remind you before anything lapses.

Managing compliance across several properties is one of the most time-consuming parts of letting. Certificates expire, renewals get missed, and a single lapse leaves you exposed. A planned maintenance arrangement takes that off your desk: we schedule every inspection, test and renewal across your portfolio and track the dates for you.
What a planned maintenance arrangement covers
- EICR cycles — five-yearly condition reports scheduled per property, with remedial work handled before re-let
- CP12 renewals — annual gas safety checks booked in, with the record issued to tenants within the 28 days the regulations allow
- PAT testing schedules — appliance testing for furnished lets, offices and communal areas, with itemised registers
- Fire alarm and emergency lighting tests — periodic checks with logbooks kept up to date
- Legionella risk assessments — documented water-system assessments with review dates
- Renewal reminders — we track every expiry date and prompt you before anything lapses
Why letting agents and portfolio landlords use it
- No missed renewals — every certificate date across the portfolio is monitored in one place
- One point of contact for booking, access and results
- Centralised records — every certificate and report in your secure customer portal, ready to share with a tenant or the local authority
- Agreed rates per property per visit, so budgeting is predictable
- Audit-ready compliance — if the council or a tenant asks, the paperwork is to hand
Starting mid-cycle
Most portfolios come to us part way through their compliance year, with a mix of current, expiring and missing certificates. We start with an audit of what exists and what is due, deal with anything overdue first, then build the calendar forward from where you actually are rather than from an ideal starting point.

Periodic Testing — your questions answered
How often does an EICR need renewing?
Every five years for a rented property, or at a change of tenancy if the last report is older than that. We track the dates so you do not have to.
Can you take over compliance for a portfolio mid-cycle?
Yes. We review the existing certificates, identify anything due or overdue, and build a schedule from where you are now.
What happens if a property fails its EICR?
You get a coded report and a fixed-price remedial quote, then we re-test and issue a satisfactory report once the work is done.
Does this only suit large portfolios?
No. The same schedule works for a handful of properties — the benefit is the tracking, not the volume. We agree the visit pattern that fits what you actually own.
