What it is
An EICR (Electrical Installation Condition Report) is a formal inspection of a property's fixed electrical installation — wiring, consumer unit, sockets, lighting circuits and earthing. It identifies any defects, deterioration or non-compliance and grades the installation as satisfactory or unsatisfactory.
Who legally needs it
Since 2020, landlords in England are legally required to have the electrical installation in rented properties inspected and tested at least every five years, and to provide a copy of the report to tenants and, on request, the local authority. New tenancies require a satisfactory report before a tenant moves in.

Understanding the codes on your report
C1 means danger is present and immediate action is required — we make it safe before we leave. C2 means potentially dangerous, and remedial work is needed for the report to be satisfactory. C3 is an improvement recommendation only and does not make a report unsatisfactory. FI means further investigation is required.
A report comes back unsatisfactory if it contains any C1, C2 or FI item. We explain every code in plain English rather than leaving you with a form full of abbreviations.

How often does a landlord need an EICR?
At least every five years, or at the start of a new tenancy if the existing report has expired. Some local authorities and insurers ask for more frequent inspections.
What happens if the EICR is unsatisfactory?
You get a coded report showing exactly what needs attention. If you would like us to carry out the remedial work we'll quote it clearly, then re-test and issue a satisfactory report once it's done.
Can I use an EICR from a previous tenancy?
Yes, as long as it is still within its five-year validity and the installation has not been altered since. If it has expired you'll need a new one before the next tenancy starts.
Do I have to give my tenants a copy?
Yes. Existing tenants must be given a copy of the report, new tenants must have it before they move in, and the local authority can request a copy at any time.
