What it is
A Gas Safety Certificate (CP12) confirms that a property's gas appliances, flues and pipework have been checked by a Gas Safe registered engineer and are safe to use. The check covers boilers, gas fires, cookers and any other gas appliances.
Who legally needs it
Landlords must have all gas appliances and flues checked every 12 months and give tenants a copy of the gas safety record within 28 days of the check (or before new tenants move in). It's one of the core legal duties of letting a property with gas.
If you let a property with gas appliances you have a legal duty to keep your tenants safe. The Gas Safety Certificate (CP12) is the document that proves you have met that obligation, and it is required every 12 months without fail. Your legal duty as a landlord
Under the Gas Safety (Installation and Use) Regulations 1998, landlords must have all gas appliances, flues and pipework checked by a Gas Safe registered engineer every 12 months, give tenants a copy of the gas safety record within 28 days of the check, provide a copy to new tenants before they move in, and keep records for at least two years.
Failing to comply is not simply a paperwork problem — it is a criminal offence that can result in prosecution, invalidated insurance and, most importantly, serious risk to your tenants.

Can I carry out the gas safety check myself?
No. Gas work on rental properties must be carried out by a Gas Safe registered engineer. It is illegal for anyone without the correct registration to carry out gas safety checks or issue a CP12.
What happens if an appliance fails the check?
We explain the issue clearly and quote for repair or replacement. In the meantime the appliance should be disconnected or isolated to keep your tenants safe.
When should I book the next one?
Any time in the final two months of your current record. Renewing early in that window does not shorten the next certificate, so there is no reason to leave it late.
