What it is

An EPC rates a property's energy efficiency from A (most efficient) to G (least) and includes recommendations to improve it. It's produced by an accredited assessor after a survey of the property's construction, heating, lighting and insulation.

Who legally needs it

You need a valid EPC before you sell or let a property in the UK, and it must be made available to prospective buyers or tenants. For rentals, the property must currently meet at least an E rating to be let.

An Energy Performance Certificate rates a property's energy efficiency from A (most efficient) to G (least) and is a legal requirement before you can sell or let a property in the UK. The certificate includes a report on the property's construction, heating, lighting and insulation, along with recommendations for improvement. Once lodged on the national register an EPC remains valid for 10 years.

When landlords and sellers need an EPC

Landlords must have a valid EPC before marketing a rental property and must provide a copy to prospective tenants. Under the Minimum Energy Efficiency Standards you cannot grant a new tenancy for a property rated below band E, and the standard applies to continuing tenancies too. Letting a substandard property without a valid exemption can lead to financial penalties from the local authority.

Sellers must obtain an EPC before putting a property on the market, and estate agents are legally required to display the rating in listings.

The survey is non-invasive — no drilling and no disruption — and an accredited domestic energy assessor carries it out in a single visit.

Improving a poor rating

If a property falls below band E the recommendation report is the place to start: loft and cavity insulation, more efficient lighting, better heating controls and hot water cylinder insulation are usually the least disruptive improvements. EPC — your questions answered

How long is an EPC valid for?

Ten years from the date it is lodged on the national register. You can use the same certificate for multiple tenancies or a sale within that period, provided no major changes have been made to the property.

What happens if my property is rated below E?

Under the Minimum Energy Efficiency Standards you cannot legally let a property rated F or G without a registered exemption. The recommendation report sets out the improvements that would lift the rating, and we can advise on the cost-effective ones.

Do I need a new EPC for every new tenancy?

No — as long as your existing EPC is still within its ten years and the property has not been significantly altered. You must still give a copy to new tenants at the start of the tenancy.

How long does the visit take?

For a typical flat or house the survey usually takes between 30 and 60 minutes, depending on the size and layout of the property.
